Recent Affordable Housing Grants in New Orleans


New Orleans has recently taken significant steps to address its affordable housing crisis through a series of grants and budget allocations. These initiatives aim to increase the availability of affordable housing units and improve the quality of life for residents.


Establishment of the Affordable Housing Trust Fund

In the November 2024 elections, New Orleans voters approved the creation of an Affordable Housing Trust Fund. This fund allocates 2% of the city's general fund annually to affordable housing efforts without imposing new taxes. The initiative aims to preserve and create affordable housing units, addressing the city's pressing need for additional affordable rental options. The fund is managed by Finance New Orleans and the New Orleans Redevelopment Authority, with oversight from a seven-person advisory council.


2025 City Budget Allocations

The New Orleans City Council approved a $1.8 billion budget for 2025, emphasizing quality-of-life improvements, affordable housing, health initiatives, and public safety. Key allocations include $10 million for affordable housing at the Charity Hospital redevelopment and $5 million for the redevelopment of the Six Flags site. These investments aim to revitalize underutilized properties and increase the stock of affordable housing in the city.


Federal Support for Green and Resilient Retrofits

The U.S. Department of Housing and Urban Development (HUD) has completed over $1 billion in funding to modernize and retrofit older affordable housing buildings nationwide, including projects in New Orleans. This initiative, part of the Inflation Reduction Act's Green and Resilient Retrofit Program, focuses on improving energy efficiency and resilience against extreme weather. Upgrades include enhancements to windows, heating and cooling systems, and infrastructure to support solar power, aiming to reduce utility bills for low-income renters and ensure long-term sustainability.


National Funding for Affordable Housing Development

The Biden administration announced nearly $250 million in grants to financial institutions and non-profits to develop approximately 30,000 affordable housing units across the United States. While not exclusive to New Orleans, this funding aims to address surging housing costs and increase the availability of affordable housing. The grants also support home preservation, rehabilitation, and economic development projects, such as daycare centers and healthcare clinics, benefiting low-income communities nationwide.


These combined efforts reflect a comprehensive approach to tackling the affordable housing shortage in New Orleans, focusing on funding, policy initiatives, and sustainable development to ensure that all residents have access to safe and affordable housing.
